1. PRE-DEVELOPMENT

(Get the project ready to build)

  • Build and manage the full team (architect, consultants, GC input)

  • Drive design from concept → permit-ready

  • Align design with budget and pro forma

  • Run schedule and track milestones

  • Coordinate utilities and agencies (WASD, FPL, City)

  • Lead GC selection and early pricing

  • Oversee permitting process

2. CONSTRUCTION

  • Act as Owner’s Rep overseeing GC + design team

  • Monitor budget, schedule, and GMP compliance

  • Review pay apps and control costs

  • Manage change orders and scope creep

  • Lead OAC / Owner meetings and reporting

  • Coordinate lender + third-party consultants

  • Oversee ID / FFE and quality control

3. CLOSE-OUT

(Finish and transition to operations)
